Planning Drawings for Oak-Framed Buildings and Structures

When you’re managing a build for a client, the smoothest jobs are the ones where the scope is locked in early and everything that follows stays aligned. That’s where planning drawings earn their keep. If you’re specifying a kit for a client, our clear, in-house drawings help move the project forward with fewer surprises.

We provide these drawings for a wide range of oak-framed buildings and structures, including garages, garden rooms, and large porches and lean-tos where necessary.

Built for Tradespeople (and Easy to Share With Your Client)

This page is written for:

  • Installers and builders managing programmes, order sign-off, and on-site delivery
  • Property developers who need a clean drawing pack for approvals and procurement
  • Trade partners supporting homeowners through design decisions without scope creep

In most cases, planning permission is the responsibility of the property owner. Your role is usually to coordinate the process, keep the design consistent, and make sure the pack your client submits reflects what will actually be manufactured and installed.

Why Planning Drawings Matter on Trade Jobs

Planning drawings help you:

Keep programmes on track

A clear, submission-ready set of drawings reduces back-and-forth and avoids pauses while details get reworked.

Prevent design drift

Once a client sees a proper set of plans and elevations, it’s easier to keep decisions consistent and avoid late changes that disrupt the build.

Align everyone on the same spec

Your team, the client, and (where relevant) an architect or planning consultant all review the same information. That clarity matters whether you’re delivering oak-framed garages with rooms above, a garden room, or a single front entrance porch.

What’s Included in Our Planning Drawings?

Each planning drawing set is produced to match your agreed configuration and is intended to support a straightforward submission.

Your pack includes:

  • Six comprehensive drawings covering the key information typically needed for a planning application (including floor plans and elevations, plus core specifications and dimensions).
  • Submission-ready format, aligned to local expectations for planning drawings.
  • Digital and physical copies, so you can work digitally or keep a printed pack for site and client sign-off.

Because planning drawings must represent the exact proposal being submitted, design changes usually mean the drawings need updating prior to submission.

How the Process Works

  1. Configure the project using the Online Builder: Whether it’s a garage, garden room, porch, pergola, gazebo, or carport kit, start with the core spec.
  1. Confirm your key job details: This includes practical considerations like access, intended use, roof options, and any site constraints your client has raised.
  1. Request planning drawings: Planning drawings are an optional add-on you can select as the project is being planned with the team.
  1. Receive the drawing pack: Choose digital delivery for online applications, and add printed copies if you prefer.
  2. Client submits (you coordinate): Your client submits to their local planning authority (or via their appointed professional). You can stay close to the process to keep momentum and prevent changes that impact the installation plan.

Costs

Planning drawings are priced by structure type:

  • Porches: £118.80
  • Standard Buildings: £478.80
  • Garden Rooms: £718.80

All fees are inclusive of VAT.

If your client uses our planning drawings to obtain planning permission and then proceeds with ordering their frame, the cost of the drawings is deducted from the frame fee. It’s a practical way to keep early-stage design work efficient while protecting the accuracy of what’s manufactured.

Frequently Asked Questions

What’s the difference between planning drawings and architectural drawings?

Planning drawings are focused on illustrating the proposal clearly for planning review (layouts, elevations, and key details). Architectural or construction drawings typically go deeper into build detail depending on project requirements.

Can my client submit the planning drawings themselves?

Yes. Many clients submit directly, while others work with an architect or planning consultant. The drawings are designed to be suitable for submission either way.

Will the council request additional information?

Sometimes. Requirements can be site-specific. If additional documents are needed, it’s usually linked to location, existing restrictions, or the complexity of the proposed build.

Can we request revisions?

If design details change, revisions may be required. This ensures the submitted drawings match the final specification that will be manufactured and installed.
