What Happens During Delivery?
Delivery Scheduling: Once your order is confirmed and ready for dispatch, our team will work with you to schedule a convenient delivery time. We’ll confirm all the necessary details, including the delivery address and any specific instructions related to site access or vehicle requirements.
Transporting Your Frame:
Depending on the size of your frame, the delivery vehicle will vary:
- Larger frames (such as garages, garden rooms, and complexes) are delivered using a Hiab-assisted lorry. This vehicle is equipped with a crane to safely unload larger and heavier items directly onto your site.
- Smaller frames (such as porches under 2.4m) are delivered using a 7-tonne lorry with a tail lift. This lorry is designed to handle smaller loads, and the tail lift helps with easy unloading of the frame at your location.
Unloading Your Frame: The delivery driver will use the appropriate unloading equipment to safely position the frame and materials at your site. For larger frames, the Hiab crane will carefully lift and place the materials exactly where you need them. For smaller frames, the tail lift will assist with unloading, ensuring everything is lowered carefully to the ground.
Delivery Confirmation: Upon delivery, you’ll be provided with a check sheet to confirm that all materials are present and correct.
Shortages and Damages
In the rare event that you discover a shortage or damage to any of the materials during delivery or collection, please note them at the time of delivery or collection. Our team will investigate the matter and work to resolve it as quickly as possible.
Access Considerations
Sometimes site access may be restricted due to narrow roads, tight driveways, or other obstacles. If our delivery vehicle cannot access your site, you will need to arrange alternative transport to move your oak frame from the nearest accessible drop-off point to your location.
It’s important to ensure there is sufficient space for the delivery vehicle to unload and turn around safely. If you have concerns about access, we recommend discussing your site conditions with us in advance, so we can plan the best possible delivery route and avoid any delays.

For customers who prefer to collect their orders directly from our site, we’ve provided the following guidelines to ensure a smooth and efficient pickup process.
What Vehicle Should I Bring?
- Larger frames (such as garages, garden rooms, and complexes) require a 20’ Flatbed (6.5m) vehicle, which is capable of carrying up to 4.5 tonnes. This size vehicle is ideal for transporting the heavier and bulkier components of your oak frame.
- For smaller frames (such as porches), we recommend getting in touch in advance to confirm the correct vehicle size based on the length of the timber. We’ll provide the specific dimensions of the longest piece of timber to help you arrange appropriate transportation.

Delivery Times
Larger buildings (such as garages and garden rooms) typically take 6-8 weeks for delivery from order confirmation. Complex bespoke buildings may take more time than this, but we will discuss this with you when you place your order.
Smaller items like porches can often have a quicker delivery time, usually 3-4 weeks, depending on the design and customisation.
